The chart illustrates price-rent ratios for some of the most notorious housing bubbles - Ireland, Spain, the UK, and the US - indexed to 1997. The price-rent ratio can be compared to a price-earnings, or even better a price-dividend, ratio in finance. It measures the relative value of the asset: the price of the asset (purchase price of a home) divided by its flow of fundamental value (rental income earned or the value of having a roof over your head). As the price-rent ratio grows, the market value moves away from its fundamental value.

The bubbles have been extreme, and there is probably still some downward price momentum left in the pipeline for many of these markets. Ireland's housing market, while having experienced the biggest relative bubble, has seen its price-rent ratio rise since Q3 2008. Crashing economic fundamentals have driven down rents (the denominator), and likewise the relative value of owning a home.

I included the German price-rent ratio to show that housing bubbles are not uniformly the root cause of economic decline. The German housing market saw a bump early during the reunification years; but currently, it's falling exports brought on by anemic global demand (US demand to be sure) that caused the German economy to contract by 3.8% in Q1 2009. And for those of you who think in annualized terms (the European Commission releases the quarter on quarter growth rates), that's a 14.3% decline. Ouch!

Released in 2004 and modeled after the black mamba snake, this is the first Jordan shoes release after his third, and final, retirement which came after the 2002-2003 NBA season. Two original colorways where released: white/flint grey and black/red. Three Jordan Retro 19regional colorways and three special edition colorways were released. They consisted of the East, West, and Midwest edition for regular and West, East, and Olympic for the SE (special edition).


The Air Jordan 19 XIX used innovative materials. The upper section of shoe was developed in collaboration with Material ConneXion Inc. from a sleeving normally used in architectural applications for protecting PVC pipes from bursting. In theory, this allowed for a lace-less shoe because the sleeving does not stretch, however the Jordan 19 model did include a set of laces behind the sleeve to better secure the shoe.

<strong>Jordan 10 was released in 1994/95. On March 19 1995, MJ was back on the floor. It seemed as if Nike wasn't expecting to see Jordan back in the game so soon. They started to re-release older models of the Air Jordans series. A list of MJ's accomplishments up to 1993 is inscribed on the soles of the Jordans 10. Apart from these soles the design of the Air Jordan Retro 10 was no real surprise and was overall very plain. Hatfield picked up a few design elements from previous Air Jordans models and you could see some obvious signs of influence from the Air Jordan 3s, the Air Jordan 5s and the Air Jordan 6s. There were a lot of different team colors for the Jordans 10 that were produced in limited quantities and there were samples with numbers for a lot of different players in the NBA. As MJ wore number 45 when he returned there were also samples with #45 stitched on the Jordans 10.

The Air Jordan 10 (X) Retro - Shadow Grey (Countdown Package 10 / 13) features a combination suede / leather upper, along with a black sole. The Jumpman logos, as well as the newly used "23″ at the ankle area" feature red color schemes, and are nice added touches. The inner lining features a nice, detailed, checkered design. The bottom of the shoe features a grey / black striped design which lists some of Michael's accomplishments. Other cool features include the easy lacing system, and inspirations from the Air Jordan 3 (III), Air Jordan 5 (V) , and the Air Jordan Shoes 6 (VI).
